  • Yes. Kayia Homes Pty Ltd is registered with the BPC (CDB-U 101500)

  • Yes. For all applicable projects, we obtain Domestic Building Insurance (DBI) in full compliance with Victorian legislation.

    Under the Building Act 1993 (Vic) and the Domestic Building Contracts Act 1995 (Vic), DBI is a mandatory requirement for domestic building work where the contract price exceeds $16,000.

  • We provide fixed-price contracts based on your approved plans and specifications, giving you clarity and cost certainty from the outset.

    Our quotes are prepared using:

    • Your architectural drawings and engineering documentation

    • Detailed specifications and selections

    • Our standard inclusions aligned with our product range

    All inclusions are clearly outlined upfront, so you know exactly what is covered in the contract price. This typically includes materials, labour, and all agreed finishes as per your selected range.

    If there are any items not included or considered optional upgrades, these are transparently identified and discussed with you before signing.

    This approach ensures there are no hidden costs, and any changes (variations) are only made with your approval and documented accordingly.

  • We manage all variations in strict accordance with the Domestic Building Contracts Act 1995 (Vic), ensuring full transparency and compliance throughout the project.

    Under the Act any variation to the contract must follow a formal process. We ensure that:

    • All variations are documented in writing, clearly outlining the proposed change.

    • We provide a detailed variation notice including:

      • Description of the change

      • Reason for the variation

      • Impact on cost and contract price

      • Any effect on the construction timeline

      • Whether permits are affected

    • You are provided with a clear cost breakdown and time implications before proceeding.

    • No variation work is carried out without your written approval, as required under the legislation.

    This ensures you remain fully informed and in control of any changes.

    We also make it clear upfront that variations may impact both price and completion time, and we work closely with you to minimise disruptions.

    Our approach is designed to:

    • Prevent misunderstandings or disputes

    • Maintain compliance with Victorian building laws

    • Ensure all changes are agreed, documented, and transparent

  • We handle permits and approvals in accordance with Victorian legislation, ensuring the process is clear and compliant.

    Under the Building Act 1993 (Vic), a building permit must be obtained before any building work commences. Responsibility for obtaining the permit is clearly set out in the contract.

    We ensure that:

    • You provide written authority if we are to obtain the building permit on your behalf

    • The building surveyor is appointed by you, as required under Victorian law (we can recommend, but not appoint on your behalf)

    • All required documentation is prepared and submitted correctly

    Where a planning permit is required, this must be obtained before a building permit can be issued. We assist in guiding you through this process where needed.

  • Your project timeline is clearly outlined in your contract, in line with the Domestic Building Contracts Act 1995 (Vic).

    We provide:

    • An estimated start and completion timeframe

    • Details of any extensions of time (EOTs) that may apply

    Under the Act, delays outside the builder’s control (such as weather, material shortages, or permit delays) may entitle the builder to an extension of time. Where this occurs:

    • We provide written notice of delays

    • We outline the cause and impact on completion

    This ensures transparency and compliance with contractual and legal requirements.

  • All our work is covered by statutory warranties under the Domestic Building Contracts Act 1995 (Vic).

    These include guarantees that:

    • Work will be carried out in a proper and workmanlike manner

    • Materials will be good and suitable for purpose

    • Work will comply with all laws and regulations, including the NCC

    • The home will be fit for occupation

    These warranties apply for:

    • 6 years for major structural defects

    • 2 years for non-structural defects

    In addition, we provide a defects liability period after completion, during which we will address any agreed defects.

  • We appoint a qualified site supervisor or registered builder to manage your project on a daily basis.

    Under the Building Act 1993 (Vic):

    • A registered builder is responsible for ensuring work is carried out in accordance with approved plans, permits, and regulations

    • Work must comply with the National Construction Code (NCC) and relevant Australian Standards

    Your site supervisor will:

    • Oversee trades and construction quality

    • Ensure compliance with safety and regulatory requirements

    • Act as your main point of contact during construction

    This ensures accountability, quality control, and compliance throughout the build.
